: If I remember right, appraisal #1 was 365k. It sold for 400k and appraisal #3 came in at 400k.
: Sale date was 7/27/2009, and at this time HVCC was in place.

: The first appraiser had "appraised" 365k because that was the MLS asking price.
: There were multiple offers and that's why it sold for 400k.
