This property needed 3 appraisals:

1488 Endicott Dr, San Jose, CA 95122

If I remember right, appraisal #1 was 365k. It sold for 400k and appraisal #3 came in at 400k.
Sale date was 7/27/2009, and at this time HVCC was in place.


The first appraiser had "appraised" 365k because that was the MLS asking price.
There were multiple offers and that's why it sold for 400k.
