I can tell that you're still smarting from the experience. Congratulations on your 50 deals. If you haven't figured it out by now, and from the other posters, this business is still a numbers game and the odds are such that every so often a deal will go sideways. You don't have to like that, but it's the reality of the business. To answer your question, I've been in this business since 1978 and have completed around 1,800 - 2,000 deals. I lost unterst buying at t-sales over 20 years ago as I don't like the profit margins. That's about the same time I vowed to become a legal/title/probate guy. I won't bore you with legal references but surfice it to say that I'm sufficiently known in the circles where I wish to have influence. Rather than acting out on your frustrations her, I invite you to get into the solutions mode by solving the problem, both immediate and in the future. Why not find whatever advise that you consider wisdom and develop a written plan and policy concerning securing properties that you purchase regardless how acquired? I think that you can see from the other comments that pro's like JK and Skimmer focus on getting past the hurt and into the business of completing the intended deal. Good luck and I hope the next 50 go better for you.
