Hi Bill. To be fair, not all investors have the inclination or the skills to look at data. But in this case, the original poster said they were looking at trustee's sale data.....hence my suggestion that the answers lie in the data.

My husband and I have an ongoing joke about my rehab buyers. I cannot tell you the number of times they call and ask what I have for sale, I give them the address....and they call back later that day, or the next day and ask again where it is. They NEVER have a pen and they never write anything down. They do, however, have big white pick-ups and rehab crews and cash. So whenever someone asks me why does a seller sell to you when they can sell to the end buyer for more money.....my answer is that the end buyer doesn't have a pen. Kristine


: : Looks like you have the answer right in front of you. If the average holding time is 65 days, then look at the transactions. Do they involve lending? And if so, who was the lender.

: : : This is hard for me to believe. I've accumulated all the data for all the trustee sales in OC for the last 6 months. The average holding time for 3rd party buyers at trustee sales was 65 days (from purchase at auction until closed sale). A lot of these investors buying at t sales are selling in significantly less than 90 days.
