Rick is absolutely right on. You need to invest a couple of hundred bucks right now with a good real estate attorney. Your attorney needs to write a letter explaining your ownership position and your intention to sue this crybaby for interfering in your biz. Provide proof of ownership in this letter and threaten legal action if he doesn't back off. You need to take a copy of this letter to your new tenants and ask them to call your attorney if they have any questions. This is a case of the best defense is a good offense. Don't f around with this. Hire an attorney and get him on it. Best of luck...


: Gee, the way I see this, the "other claimant" will either make a play for the property or he won't. That won't change the tenants' status as tenants and if they don't make payments to you, then you will have to evict. They need to understand that if they don't make payments to you, as the new owner, you won't have any other choice in the matter.

: As far as the cry-baby broker, he appears to be creating a tortious offense by interfering in your business. If he really does file (the LP) and of course anyone can sue anyone for most anything in this country, you're stuck with dealing with him and would mostly likely have to countersue, etc.

: It's attorney time now. Objective is to scare tye pants off cry-baby. Do some research on him. He's probably broke with a lot of broken dreams. See his DRE status. He may not have much to lose and see you as his last opportunity to "make it big" in real estate.
