That won't change the tenants' status as tenants and if they don't make payments to you, then you will have to evict. They need to understand that if they don't make payments to you, as the new owner, you won't have any other choice in the matter. As far as the cry-baby broker, he appears to be creating a tortious offense by interfering in your business. If he really does file (the LP) and of course anyone can sue anyone for most anything in this country, you're stuck with dealing with him and would mostly likely have to countersue, etc. It's attorney time now. Objective is to scare tye pants off cry-baby. Do some research on him. He's probably broke with a lot of broken dreams. See his DRE status. He may not have much to lose and see you as his last opportunity to "make it big" in real estate. Hope it turns out to be nothing more than sabre-rattling for you.
