kristine i know that mortgages exist in california but for some reason i think i'm not sure that deed of trust became popular in california 1.because the lenders can cut time, cost and increase profit margin in a big way 2. get rid off the pesky attorney so the homeowner thing that he is all by himself (mindgame)hint 3. able to control the flow of money by foreclosing faster they can deposit that money back into the bank and make a new loan to another first time buyer who has no clue on how their financing is going to affect their lives. "there is no such thing as a bad house, its the financing that cause all the problems period." they have wipe out 2 generations, and they will come back i'll bet my money on it, to get the next generation.
