It is important to use a reputable attorney with a record of handling such requests not a "loan mod company" if the situation turns into a foreclosure defense you definately want a qualified person on your side. One of the most important courses of action to take is to perform a forensic loan audit to search for inconsistensies and/or violations that could be used as leverage to persuade the institution to make the loan easier to handle.
