There are several beneficial government programs and in addition to that Lenders are, when properly handled and presented the information, being very open to modifying the terms of the loan.
It is important to use a reputable attorney with a record of handling such requests not a "loan mod company" if the situation turns into a foreclosure defense you definately want a qualified person on your side.
One of the most important courses of action to take is to perform a forensic loan audit to search for inconsistensies and/or violations that could be used as leverage to persuade the institution to make the loan easier to handle.
