I have a difficult time understanding how an agreement and relationship between you and a finder will be established. Does he or she just point out the house and you go their and make the deal. Once catch the owner home you had better start closing the deal immediately. Los Angeles County is just so competitive. Also how does the finder know what to expect as far as "What deals go through and which ones do not"? In addition, if he can close the deal why blow it by having the owner speak with you? Why not just get your investor a nice sizable return on their investment and charge the finder some points on the deal. I am sure you would not have any problem finding finders, would you? You seem to be more after the profits yourself than trying to invest in trust deeds with an above average return on the investment. In the mean time, this allows your investors to lose money. Catching up with the owners in the first place and having them talk about their situation can be a one-time shout. Sincerely, William Davis
