I suspect, as CC mentioned in a follow-up post, that the vast majority are unemployed mortgage brokers looking for a new way to make a buck. Being a former mortgage broker isn't in itself bad, as I'm sure they were many hard working honest mortgage brokers such as CC. My concern are the ones that are not, as every field has ethically challenged people. The problem lies, as it does with any professional, is that you don't know their qualifications, integrity or ethics. I suspect few if any ever completed an actual foreclosure, D-I-L, or short sale, which would be most helpful given their new line of work. You can't learn by reading a few books by authors who may know little more than their readers or by attending a seminar. If one feels that you must go this route, I would highly recommend an initial free consultation with several before choosing one. Hiring the first one you come across makes about as much sense as hiring your newly licensed RE agent neighbor to sell your house, and I certainly wouldn't base my decision on one post here or any other board no matter how glowing the praise. I have empathy for honest well qualified consultants getting ripped over by consumers, but unfortunately there are many scam artists who have been attracted to the field. Two years from now business will dry up and these consultants will move on to something else.
