: I had a signed Equity Purchase agreement with a seller/owner.
: During the 5 days he was working on a loan so that he could
: reinstate and save his house and avoid the sale.

: He never canceled with me but on the 6th day he told me he had obtained a loan and didn't need to sell.

: What steps should I take immediately after the 5 days ends?
: Is there anything I can do to stop the seller from simply changing his mind even after the 5 days are up?

Put a thousand or so in his hand on the 6th day. He'll spend it in a flash and won't be able to refund it in order to cancel.
