binding the seller after 5 day cancellation period

Ward,
I had a signed Equity Purchase agreement with a seller/owner.
During the 5 days he was working on a loan so that he could
reinstate and save his house and avoid the sale.

He never canceled with me but on the 6th day he told me he had obtained a loan and didn't need to sell.

What steps should I take immediately after the 5 days ends?
Is there anything I can do to stop the seller from simply changing his mind even after the 5 days are up?
