Dan,

No, the consideration that’s been paid in anticipation of the seller’s subsequent transfer of ownership isn’t going to be enough to be declared the new owner without the seller’s signature on the deed. Not unless you went to court and the judge issued a recordable decree declaring you the owner. And I don’t see that happening in this instance.
