I always offer cash to move, and I used to give up if the occupants wouldn't work with me and just do the evicition. Now, if I'm not able to cut a deal with the occupant by writing or going to the property, I start the eviction. After I know the occupant has been served, I write another letter stating that I am still willing to pay x number of $ if they vacate by a certain date (asap), x number if they vacate by a later date, and x if they vacate by the last day before the end of the notice period. Someone suggested to me that even someone under stress can see themselves as losing money if they don't act sooner rather than later. It's worked so far. Sincerely, Kristine
