: Fortunately, most of the recorded liens (voluntary or involuntary) against the title of real property have a discernible beginning amount.

: From that point, all you really need is an amortizing calculator (like the Hewlett Packard 12C), an historical home loan interest rate schedule and the various late charge rates for loans and taxes.

: Of course, current lien balances have to be subtracted from the current fair market value of a property to arrive at the potential gross equity available.
