Assuming you get a contract in place, I would bring into play the "removal of personal property" clause of the contract. I strongly enforced this once since the property was load inside and outside with junk ("personal property") including stuff like old car batteries, can of used motor oil and other mystery liquids. I had them send people out three times as I kept sending back a list of items still be removed. It saved me a bunch of time and expense and allowed me to get to work right away after the property closed.

: When making offers thru your realtor, do you also try to substantiate your low offer with a list of repairs, contractor's estimate, or just because of the "condition or the property" warrants such an offer? In other words, do you sort of treat it like a short sale or just submit your offer and thats it?
