More specific is better...In Reply to: Legal Description Vesting posted by Lisa Khalaf on March 18, 2004 at 6:05 PM : Hello, : If the latest grant deed has a generic legal description for the property (i.e. does not use any specific numbers to identify the property), does the next grant deed to be filed with the Recorder need to immitate the legal description exactly? The Deed of Trust shows the more descriptive description with lot, tract, page numbers. Can I use the more specific wording in the next grant deed to be filed? : Thanks! ================= Lisa, Use the more descriptive legal description available. I look in the title record regarding the property for a deed that was prepared by an escrow. You can tell an escrow officer drafted the document by looking around the border areas of the deed for a reference to an escrow number. That's an indication that a certified escrow officer drafted that deed, and as a consequence, it's going to be very precise and accurate.
