: : Hi Uncle Ward,
: : That JBB that Rick and I got into that went into C13 BK finally paid off. He came out of BK and immediately refi'd and paid us off. Nice deal... we made 20K profit... a 107% ROI. The lender sent us the check but never requested the note or TD and never asked for a reconveyance doc either. Do I need to do anything about this to finalize things or are they finalized? Thanks, Alfred

: If you made a 107% ROI, why not do the right thing and file the Notice of Reconveyance?

Alfred,

I agree with JK. Just because someone is a stumblebum and doesn't ask, you'll feel better about yourself if you do the right thing.

If you're just the bene, then tell your trustee to inform the trustor that if they pay his reconveyance fee they will issue them the recon.

If you're both the bene and the trustee, or if you substitute yourself in as the trustee, then you do the right thing and earn the reconveyance fee to boot!
