It stumps me as to what is happening. I am finding several of these a week in the T.D. sales and they cloud the title so I stay away. The #1 below Darin Vanbeck lives in the house and pays the prop. taxes although it shows he bought the hse. 1/30/04 with a $85,900 TD with BNC Mortgage INC. We're good, but not so good we can do it long distance via a website chat board. : The one consolation I can give you is that AZ has a law that requires the foreclosing trustee to sell you their title record research for $40. Until you get personally skilled in the art of title searching that might be useful. Ward Thank you Ward for the reply. I have done about 500 title searches and most are straight forward tho some are convoluted. Since AZ records can be searched from the net, checking every TD,WD, or lien usually yields the answers. I find instances where it seems a person changes a name for deceptive purposes and I believe this is such a case. I am finding Spanish couples with two last names doing deceptive things but the example my question is about did not make sense. I thought in all of your years of experience you would recognize this to give a simple generic answer. Thank you for your advice on getting a title search from the trustee. I do assume the trustee has "all" lined up for the sale but since I cannot unravel it I stay clear. Thanks for your site also. Chris
