I wouldn't hold out much hope for finding a good, discounted deal at our county tax lien sales either. Too many property-hungry people attending them.

*** I purchased Ted Thomas's tax lien course, it's where I learned about certificates. After that, I started using the library (free) and found some of his out of print books at the main library in LA, as you suggested.

: Before you buy out-of-state I'd suggest you research their real estate markets well enough to determine if they're appreciating enough to make your property investments pay off in five years or less.
*** As I'm looking for ways to generate cash right now rather than long-term investment, my idea was to search for properties on tax lien lists in OK for vacant lots with city services owned by individual owners. I'm also looking at the lists where properties have failed to sell at previous auctions, and
the clock on the 60-day period to redeem starts immediately. What do you think of this as a strategy? If I can buy for 10% or so of it's value, and obtain a discounted repo Mobile home and sell quickly, I don't have to wait to profit. I'm traveling there for a month on business and am willing to do a LOT of driving and research to accomplish this.
Do you have an opinion on mobile home "Lonnie deals" ? I'm awaiting delivery of two Lonnie Scrugg's books.
