I am curious as to your data on Sacramento being the next hot area. I live in Sacramento, and while it you are correct that it is generally cheaper than So Cal, it's still California and 2-3x places like Las Vegas and Phoenix. There's also a lot less population to work with, plenty of land, and strong supply of housing, and enough foreclosure competition that I believe it to be very unlikely that a part-timer will succeed. I suggest you either take the job and enjoy your spare time, or move up here and take the plunge full time and take your best shot at the local competitors who already know the markets.
