: Ward, here is the problem: Deed shows wife's name on it, but it doesn't show the husbands name, the property was adquired during their marriage. Husband left the wife 3 months ago. wife is in foreclosure, and wants to sell it to me. Okey I think I know what you are going to say: "You need the husbands singnature as well and there is no other way to do it", right? Please let me know if this is correct. Gonzalo, I think you'd be better off if you ask your title company if they will insure the title you acquire in your resale to someone else.
