: would not the deed of trust border on predatory lending issues??

======================

It's hard to see how this bridge loan would violate any proscriptions in CA's
predatory loan statute.

There are no fees or charges of any kind with the exception of 6% simple interest. The loan will cure the foreclosure and allow the owner to salvage 50% of her equity that would be otherwise lost to foreclosure.
