Hello,
We won the bid at the sheriff's auction for a property, and are in the 6-month redemption period. I can't find mention in MN statutes about assigning redemption rights; is this available in all states? Does a quitclaim do the same thing? Any info will help; thanks!

: : I have bought a property at the sheriff sale which the owner has moved out. He is willing to sign away his redeemtion rights to me. 1) What steps do I need to take to have the deed recorded in my name? 2) How long would it take?

: Les, make sure the ex-owner’s signature on the Assignment of Redemption Rights to you is notarized. Then take the assignment to the Sheriff’s office to get your Sheriff’s Deed. Take the deed and record it at the county recorder’s office. Ask the recording clerk for a certified copy of your recorded deed. Handy to have to prove you own the property until you get the original back from the recorder’s office in a few weeks.

: Get hazard insurance and change the door locks.

: Shouldn't take more than two days or so to get everything done.

: Good luck.
