: Hi Ward!

: Private company, local water supplier, recorded their assessment lien twenty days before scheduled sale date.
: What is the best way to figure out priority of such assessment lien? Thanks in advance

Vlad,

Such an assessment lien's priority is established by the time and date it was recorded. Thus this lien is probably the most junior lien against the title of the property. Since it appears to be the most recently recorded lien it's probably the most junior in priority-just ahead of the owner's interest.
