we ususally take each case on an individual basis

it is true that we find if we are too lenient, that many take advantage of the situation, yet we try not to judge a person based on others' behavior - at the same time we need to learn and apply what tends to work and what does not tend to work - if we keep repeating faulty behavior then we are not being very smart

you will probably not see any of february rent - nor get security deposit from former owner - i'd explain to the renter what happened and that he is going to need to collect the deposit from the former owner - if you are not ready for the place yet - see what the people are like - you may end up with some great people or real duds ...
