Is this the way to go? posted by Mirela on February 02, 2004 at 11:05 PM People can and do sell houses themselves. However, like anything, you'll likely be better at it after some practice. If this is your first try, I'd say be realistic. You will probably spend more time than an experienced sales agent would, trying to round up buyers and get a house "under contract". A month is not a lot of time. Also, one of the best advertising sources is the MLS. It invites buyers (who are already in R.E. agent's hands) to come and look at the property. You can advertise for a flat fee (around $500) on the MLS, but will have to pay a 2.5 to 3% fee to a buyer's agent. My own attitude, is that since I'm likely to encounter buyer's agents, and I'm resigned to giving some of my sale price anyway... then why not get my own agent, so that I have the benefit of representation too? There are seller's agents that will work with an investor for 1.5% or so. They like the repeat business and know that investors are serious about getting their inventory sold. (Versus "pie-in-the-sky" homeowner sellers who won't negotiate at all.) Not all markets are the same. I've heard that there are some towns where most houses sell by individuals and Realtors are not needed. You're going to have to learn the scoop on your area to see what it's like, trying it on your own.
