Need status of surviving owner...

: What else is required to record a grant deed (irrevocable trust) when one of the owners died. A property is up for auction this month in L.A. with this cenario.

Johny,

Who owns the property now? Is it an irrevocable trust or the surviving owner? If it's the surviving owner are they a surviving joint tenant with right of survivorship? Or are they just a surviving tenant in common?

The best way to make sure of what's what is to have a local title compan (customer service department) fax you the most current deed on the property. They will fax it to you free of charge.
