FORECLOSURE LAWS IN TEXAS

Hello all..

I need your immediate help on this. I come across an 28 units apartment owner whose property is going to be foreclosed. He told me if I can come up with 40K in 5 days then the difference in the sale price and the mortgage balance which is another 240K, he'll deed the property to me or my trust with a discount of 150K. I wonder what foreclosure laws in TX I should watch out and any specific paperworks I should use to take the property under my company trust and have my co. as a trustee?? Ex. for CA we have 5 days we need to get homeowner to sign and wait, how about TX commercial property?? I'm meeting to do the paperworks with the owner in 2 days, I don't even know whether I should use the papers I always use in California?? Pleeassseee Heeellllpp!! Thank you very much in advance.
