When I sell, how should I hold title?

Hi Ward,

So I've just listed my default in which title is currently held as:

Big Kahuna Investments, LLC, Jones Trust

I am the managing member of Big Kahuna Investments, LLC, which is the trustee for the Jones Trust and want to be sure that there are no blips when I go to sell the property. Do I need to be concerned with removing reference to the former owner's Trust (Jones Trust) from the current Grant Deed (by recording another Grant Deed)?

What is the recommended method for holding title going into escrow...as a joint venture? If a Joint Venture, how do I do that? You had mentioned JV when I took the THT course, but the jury was still out at the time.

Whatever the preferred manner of holding title going into escrow, it should protect my privacy.
