before you jump into an entity, you may want to read a nolo press or similar book on LLC and/or Corp (this is not the title)

you can buy the place now and later switch over to the entity

if you chose to use an entity, you will need to learn how to then treat the entity as separate from yourself - otherwise the liability protection can be pierced

talk to a tax person as well - i think an LLC can be taxed separately and not as a pass thru entity - just as a corp can chose a "s" election

i see a lot of people writing about wanting to avoid the 3.3% tax - be sure you are informed before you leap
