Option 3: What are the rents for similar homes in your area?
If you agree to rent it should cover all your expenses
on the property. Ask for $850 if the market allows.
4 years term is too long. You shoud be able to re-negotiate
terms every year. Option to buy for 4 years seems fair for
the buyer since they take it as is and for FMV. Negotiate.
