Tax Sale Smell TestWard alluded to this, but keep in mind that if a property is being sold for back taxes (and the junior creditors won't bid for it) then it's likely going to be in VERY rough shape. I.e. nearly falling apart, or under condemnation. I've met other courthouse attendees that were all gung-ho about trying a tax sale. Then they see the properties... and like Ward, look for other avenues.
