Raising the rent on a Section 8 unit...In Reply to: Ward: Section 8 Question. posted by Joel Kalmus on December 20, 2003 at 9:18 AM : Hi Ward. Im in the process of purchasing a duplex in Los Angeles with a Section 8 tenant. It seems thst what the State is paying for this 3 bedroom, 1 bath is a few hundred dollars lower than I have seen in same size properties. Is there a way to have the State adjust what they have been paying for the past year & a half, or will I expect a battle. I also want to wish you & your family a very Merry X-Mas. Thanks. Joel Kalmus ================== Joel, Read the current rental contract covering the property. Is it month to month or is it a lease? If it’s a lease you will have to wait until it’s up for renewal before you can raise the rent. But if it’s a monthly lease then you don’t have to wait. Just fill out a 60 day Notice of Change of Terms and serve a copy on the tenant and mail one to their Section 8 Advisor. Hope this helps. Merry Christmas to you and your family too.
