Narm,

Escrow companies aren't uniform as to what they charge, but it you have your seller paying 1/2 the closing costs and your buyer paying the other 1/2, you should only be paying nominal fee for your participation in the deal. It usually cost me around $700 (for what my escrow company calls a "sub-escrow") when I do these types of deals.
