Do you use the Declaration of Uninsured Deed to get a title policy shortly after the purchase, or do you file it away in anticipation of needing it down the road when you sell? Also, does the declaration get "stale" with time like a power of attorney. I'd hate to have to hunt down an old seller years later to get them to sign one of those. Thanks -- Warren (So. Ca.)
