The 1st filed NOD and the property is working its way to trustee sale which will be 30 days from now - property comps at $500k - 1st is owed 350k. There is a 2nd for $70k, that the 2nd will sell for $10k. Reinstatement of 1st would be about $20k.

This means for $30k, we own the 2nd, which is worth $70k + reinstatement fees if paid in full - is this only worth pursuing if the owner/trustor assigns the deed over so that we control the sale of the property? That is, if the owner ignores our request to work together, then we become liquid only through trustee sale, or resale/refinance. Correct?
