: : Ward, I have a four-year old AJ against a debtor who owns lots of real property and who adamantly refuses to pay. I've read in your archives that you would start a Marshal's levy against the property but we don't have that process here in LA. How can I get him to pay? Do we have a Sherrif's levy in LA? What's the process? Thank you. : Phil, : With your Case Number in hand, go to the court that issued your judgment. Ask at the court clerk’s office for their abstract of judgment form. Fill out the form and take it back to the clerk for her signature, date and court seal. It will cost less than $10 bucks. : Take the Abstract of Judgment form to you local county recorder’s office and record it. It will automatically, by operation of law, attach to any and all real property titled in the judgment debtor’s name in the county. : It won’t be too long before the judgment debtor will come calling, asking to pay off the judgment so they can freely buy, sell and refinance their properties. : Hope this helps. $$$$$$$$$$$$ Ward, thanks for your reply.
