: WE GAVE A COUPLE A QUITCLAIM DEED WHEN THEY SIGNED A CONRACT TO BUY
: OUR HOUSE ON A LAND CONTRACT. THEY MOVED OUT OF THE HOUSE AFTER A YEAR AND A HALF AND
: GAVE THE HOUSE BACK TO US. HOWEVER, THEY WILL NOT SIGN THE QUITCLAIM DEED WHICH DEEDS THE
: HOUSE BACK TO US. WE HAVE A LAWYER WHO HAS TRACKED THE PEOPLE DOWN BUT SHE SAYS IF THEY
: DO NOT SIGN THE PAPERWORK THAT IS BEING SENT BY REGISTERED MAIL TO THEM THEN WE WILL HAVE TO
: PUBLISH AND THAT WILL COST ANOTHER $500.00. WE HAVE ALREADY SPENT $500.00 ON THIS SITUATION.
: MY QUESTION IS WHY CAN'T WE DO SOMETHING OURSELVES TO EXPEDIATE THIS PROCESS AND GO DIRECTLY
: TO THE COURT SYSTEM TO GET THIS DONE. WE DID NOT REMOVE THE PEOPLE THEY MOVED ON THEIR OWN, WE AREN'T
: ASKING FOR ANY MONIES-ONLY THE SIGNED DEED. THEY NOW LIVE IN OK.
: HAS ANYONE ELSE BEEN IN THIS SITUATION AND GOTTEN OUT OF IT FOR LESS THAN A THOUSAND DOLLARS?

Rosalie,

Typing in ALL CAPS connotes that you are screaming.and makes reading your post more difficult. So if you want your posts responded to readily I'd suggest you type in lower case.

There's no way I know of where you can get title to someone else's real property without getting them to willingly deed it over to you, unless you go to court and pursue the title via a quiet title action.

So offer the departed owners some sort of money incentive to get them to sign the property over to you.

Have your attorney act as a neutral third party accommodator if you think that would help.

Hope this works for you.
