: I have a deal working where the husband hit the wife and to avoid prosecution for domestic violence is now on the run from the law. Obviously there is no way to get his signature. Can the wife do anything legally to sell the house? Can she sell her half and create a tenancy in common? They currently hold title as community property.

JK,

I don't think you want a partial interest in a property where your partner is a potential felon on the run.

The wife can sell you her interest, that's no problem. But her half is not worth much without the other half.
