: What happens when the 2nd and 3rd Trust Deeds to a property are advertised for auction at the SAME time at a trustee sale?
: Is there a particular order in which the trustees have to
: conduct the sale? Can the trustee auction the 3rd and then the
: 2nd , effectively wiping out the 3rd?
: What is the best course of action?

VJ,

No, there's no coordinating between different trustees conducting simultaneous trustee sales on the same property. Any possible combination can take place where a junior lien goes to trustee's sale 5 minutes before the senior lien and then be wiped out by the senior lien.

It's extremely rare for such a happening. But if you're faced with such a circumstance just determine the lien going to sale first and then reinstate the other liens.

Hope this helps.
