People are busy and have plans... they just want to get deals done, and go home. : Do you think this applies when trying to scoop up REOs? Do banks have any incentive to "clear the books" at the end of December? ************************************ Street merchants "haggle;" professionals negotiate. Burn this into your conciousness so that ever molecule in you acts in accordance with someone who has the ability to perform. Lenders, trustees, sellers, investors, EVERYONE will sense that you are a professional and aren't a rough-cut newbie. This will do more to attract business to you and make your transactions ultimately go smoother. Trust me on this one or else I wouldn't make such a big deal about it Rick
