(I know to use the doc transfer tax to calculate the sale price, and I do that on the subject property when I'm at the Recorder doing my research.) I'm talking about when I'm in my office looking at comps via CMDC or internet sites. Where do these people get their sales price data from? What is it based on? Does that sales price include the down payment? Would it include the additional amount if the current buyer had assumed or took on an existing lien "subject to" also? In other words, what is the validity of this "last sale amount" that these sites give you and is it really the full price that someone paid for the property? =•=•=•=•=•=•=•=•=•=•=•=•=• Alfred, CMDC ‘s database is created from thousands of appraisals done by appraiser members. MLS’ database is created from the sale results reported by the individual agent members. The CD-ROM services such as Metro Scan, Data Quick, Damar, 1st American, etc. purchase their information from the local county assessor’s office and contains sales information and physical description information. The sales data represents the total amount paid, not a portion of it. Here in CA the assessor actually figures out the price paid for property from the Preliminary Change of Ownership Report (PCOR) form that’s required to be submitted, with few exceptions, whenever a deed is tendered for recordation. I’m positive that most of the data takes “assumption/subject to” information into account when determining the reported sales price of property. Follow Ups: Post a Followup:
