Clarification on last post...
Ward. I didn't make my question clear enough in my last post. (I know to use the doc transfer tax to calculate the sale price, and I do that on the subject property when I'm at the Recorder doing my research.) I'm talking about when I'm in my office looking at comps via CMDC or internet sites. Where do these people get their sales price data from? What is it based on? Does that sales price include the down payment? Would it include the additional amount if the current buyer had assumed or took on an existing lien "subject to" also? In other words, what is the validity of this "last sale amount" that these sites give you and is it really the full price that someone paid for the property?
