Selling a house is a lengthly process, inconvenient and time-consuming when you do it yourself. It's too much for anyone to just type it all out for you on a discussion board.

Try www.houseclicks.com, or go looking on about.com or yahoo.com, and use "Selling FSBO" as a search term. There are plenty of articles out there about how to sell a house.

I'd recommend at least removing all the old owner's junk from the house, and get it cleared of termites. You might be able to sell it off as a "handyman special" in that shape, but you aren't likely to make much profit.

Going farther gets you into the arena of home restoration. Again hunt on the web, or just visit your local library. I've found that every branch of my library system has plenty of books on home repair.

You can also just try meeting with the investors at your local real estate club and ask for guidance.
