mobile homeHi Ward-- I like the new picture...adorable! I have a seller who called me from Jail! This is a first for me. Her property is a 1992 mobile home in a mobile park....this is also a first for me. She pays lot fees. She would like to keep the home but has gotten notice from a company called HRE that they are repossing the home on Nov. 24th. I'm now dealing with her parents and they want to sell it. The bank is wells fargo and they have tunred it over to this HRE which I'm assuming acts like a trustee?? Anyway, is buying a mobile home similar enough to a SF home that I could muster my way through with paperwork?? She owes 50K and the home is worth about 150K and it needs some work. The good amount of equity is the only reason why this has peaked my interest. I'm really not sure where to start with this one. I've of course pulled comps to support the 150K but I assume with mobile homes it's a title versus a deed? I'm also assumeing the 5-day ROR applys as well? Do you have any guidelines or tips with regard to mobile homes that could get me going in the right direction so I can look like I half way know what I'm doing if I meet with these people??
