: Hi Ward,
: I work with a company that owns a home located in San Diego that they are trying to sell as an investment property. It is a 3bdrm, 1bth home, w/ garage, and they are trying to sell it for $265,000. It's appraising at $300,000. It also has a tenant who lives there and pays $1600 a month. The tenant signed a lease with an option to buy the property within a year for fmv. The company I work with wants to sell the property to a property investor and assign the lease option agreement to the new owner as the landlord/owner (the lease option is assignable). How do we find investors that want to purchase a deal like this? Also, what are the best and quickest ways to sell the property without a realtor, i.e., any San Diego newspaper publications that you may know of that get quick responses from the real estate investor's classified section? Please let me know at kellsmoov@aol.com
: Thanks in advance!

Lynn,

I find it hard to believe that your company doesn't have their exit strategy figured out before they committed themselves to this deal. Seems like they're sophisticated enough to buy the property at a good price, execute a lease option, etc. So their wonderment at this point doesn't seem to fit.

Anyway,
#1. I would advertise it in the weekend edition of the San Diego Union-Tribune;
#2. I would make up a flyer to pass out to people announcing your open house, etc.
#3. Have the company get a double-sided "For Sale" sign and hang it from a post in front of the property;
#4. Hold and advertise an "Open House" on a Sat and/or Sunday for about 4 hours;
#5. Pitch your deal at the local San Diego Creative Investor Association at their next upcoming meeting. See their web site link below.

Hope this helps.
