: Hi Ward:
: I purchased a house at trustee's sale 1 month ago, TD was recorded within 15 days after sale. Today I recieved call from previous owner's son, claiming that his father has Alzheimer's desease and was not capable of making rational decisions. Son is planning on arguing this case in court. Do I have to worry about it?
: Thank you in advance.

Vlad,

I don't think you're even close to losing your Trustee's Deed. I've been through a number of lawsuits over my title to property via a trustee's deed and have never lost. I don't think the kid has a chance.

Why is he calling you to tell you what he might do anyway? Does he just want you to deed it back? If he calls you again tell him to talk with your attorney instead and then hang up.

Hope this helps.
