: Hi Ward and everyone out there! : 1. In California can we buy properties Subject To in pre-foreclosure and how to do it right to avoid "unconscionable advantage of a homeowner in foreclosure". I just came from Phoenix, AZ and they buy preforeclosures "Subject To existing financing staying in place" all the time, California Codes do not apply there. I know how they do it in AZ, I have their Subject To contracts and other docs, but now I am trying to figure out how would I do it here. Should I combine this technique with Equity Purchase Agreement if property has some equity or how the actual process would look here in CA? : 2. Do you know of anything similar to County Records Research service in Sacramento County? I was looking for such tool forever. Do you know the way to efficiently find and research preforeclosures in Sacramento? Like I mentioned I just came from Phoenix and their Maricopa County is all on line, search is pretty much straight forward. But here in Sacramento it's much harder. : Request: Ward, I would really appreciate if you can write an article on Records Research in CA, and how to identify opportunities, sort them out and follow up on them. Something similar to your article on "Completing an Equity Buyout in CA", something like short step-by-step plan. I know a lot of it, but sequence is very important for our efficiency. -=-=-=-=-=-=-=-=-=-=-=-=-=-=- Roman, #1. It's relatively easy to avoid taking unconscionable advantage of a homeowner in foreclosure. And that's to construct a sale transaction that you would be happy with if you were in the homeowner's place. Do the right thing when no one is looking and you'll have nothing to worry about. You don't need to combine the AZ contracts with the EPA required here in CA. #2. Hopefully you won't find any good foreclosure notice service in your area. I say that because the better and easier a service makes it for you, then the easier it will be for your competition too!!
