Thanks Sounds like a perfect property for adverse possession, which must be claimed in an "open and notorious" manner amoung other requirements. Check title for liens; try to find any owners. Put a sign on the property reading "For Information Concerning this Property Contact Owner at (Your Phone Number). Record a memo with country recorder indicating you are beginning adverse possession on the property. Check Calif. statutes for other requirements.
